Having a skilled conveyancer will help you understand and handle the legal process, from preparing a Vendor Statement to handling the final transfer of the property's ownership. SELLING A PROPERTY

Before selling your property, and listing it with an agent, you need a Contract of Sale and Vendor's Statement ready for potential buyers to review.


Our team will support you through the process by helping you to gather and provide the necessary information to create the contract and vendor’s statement and delivering the completed documents to your real estate agent.


Once your property is sold, we will take care of the following:

 

  • We will conduct and oversee the electronic transfer process of the property, in the leadup to your settlement date, to ensure everything is on track.

  • We will verify the adjustment of rates and other charges, and ensure the correct balance is paid to you at settlement.

  • We will organise for you to sign a discharge authority to release your mortgage and coordinate with your bank to be present at the settlement.

  • We will manage and attend the settlement on your behalf, so you don’t need to be there. We'll notify you once the settlement is complete.

  • We will inform the council, water authority, and owners corporation (if relevant) that you are no longer the owner of the property.

BUYING A PROPERTY

Once you have located your dream property, contact our office and we will commence the following, to ensure the transfer is seamless and stress-free;

 

  • We will conduct an extensive review of the contract and vendor’s statement, outlining any concerns and obligation and flagging anything potentially problematic.

  • We will handle the submission of various documents to your lender and arrange their presence at the settlement.

  • We will enquire with the relevant authorities about specifics such as rates, zoning, land tax, and any variables that might impact the property.

  • We will calculate the necessary adjustments for rates and advice you of the final amount needed for settlement.

  • We will organise and oversee the settlement process. Your presence is not required at the settlement, and we will promptly inform you when you can collect your keys from the estate agent and take ownership of your property.

  • We will inform the council, water authority, and owners corporation (if applicable) about the change in ownership.
